Hello,

I have a question regarding a parcel located in Lake Elizabeth, APN 3224~029~023. We are planning to build a Single Family Residence on the lot. I contacted department of Building and Safety and was told that parcel is located in a zone with difficult soil and might require soil report. The lot will require some grading. Can you please let me know if soil report for this lot is required and if the lot is buildable for SFR? If the soil report is required, why exactly: is the lot in earthquake zone, liquefaction or landslide zone or it has expansive soil?

Answer:
We reviewed our Development Review files under Tract 26080, Lot 113 = 3224-029-023. The lot is buildable for an SFR because the lot is not recorded as a "Restricted Use Area" on the tract map. Officially, we won't be able to make a determination if a soils/geology report is required until Building and Safety sends us the building plans, if they make that decision. A geologic review sheet dated 1-27-93 for Lot 114 (42809 Limeridge Drive) immediately south did not require a soils/geology report following review of building plans. Unofficially, review of the California Geologic Survey Open-File Report (OFR) 85-10LA indicates the property is within 350' north of the Hitchbrook Fault and within 1/2 mile north of a mapped trace of the San Andreas Fault. In my opinion, this may be why Building and Safety indicated a soils/geology report might be required.
