CERTIFICATE OF CORRECTION

The content of this page will provide guidance through the Certificate of Correction review and recording process for subdivisions in the unincorporated areas, and all 88 cities of theLos Angeles County.



 




A Certificate of Correction is used to make minor changes to a recorded final map per Section 66469 of the Subdivision Map Act. Changes can be made to correct error in any course, property description, location and character of monuments, and any additional information recorded pursuant to Section 66434.2 that does not affect any property right.

PREPARATION PROCESS


Below are some tips and tools to help in preparing the Certificate of Correction.


  • Please note that certificate of corrections can only be prepared by licensed California Land Surveyor or Registered Civil Engineer licensed before January 1, 1982 (license number below 33965).
  • A Certificate of Correction shall clearly describe the errors and the corrections.
  • Sheet Size: Typical size is 8 ½” x 11” for each exhibit.
  • It should be signed and stamped by a licensed California Land Surveyor or Registered Civil Engineer licensed before January 1, 1982 (license number below 33965).

SUBMITTAL PROCESS


In order to properly process your submittal and to facilitate review of your project, please submit all of the applicable required items below. It is our policy to review only completed submittals. Submittals that are not complete or do not contain the necessary references, documents, or supporting calculations may be delayed or rejected. All documents should be submitted electronically, using PDF format, to EPIC-LA. If you have already formally submitted a plan check package in the past and you wish to upload revised documents, you must resubmit to Epic-LA under the existing plan case. REQUIRED ITEMS FOR CERTIFICATE OF CORRECTION REVIEW


  • Certificate of Correction completed form, signed and stamped by licensed land surveyor.
  • Recorded final map(s) pertaining to the corrections.


FEES


Review fees are required to process your certificate of correction. You can pay the review fees in person or online using e-check (for charges less than $100,000.00) / credit card (for charges less than $50,000.00). After you have submitted your items for review, your plan checker will create a fee invoice that you can view and pay in Epic-LA under your plan case.

REVIEW PROCESS

For each submittal, a check print showing plan check comments will be generated by the plan checker and sent to the applicant. They will also address deficiencies in the document and inform you of supporting documents that are needed in order to obtain the technical approval. APPROVAL PROCESS


After your Certificate of Correction document is approved, an original Certificate of Correction, signed and stamped by your licensed land surveyor will be required to be mailed in or delivered in person to Land Development Division (address shown here):

RECORDATION PROCESS


Once we receive the signed Certificate of Correction, it will be processed and delivered to the County Recorder's Office for recordation. A copy of the recorded Certificate of Correction will be sent to our Survey/Mapping and Property Management Division to be attached to the associated recorded Final Map on file in the database. Applicant can obtain a copy of the recorded Certificate of Correction from County Recorder's Office using the recorded Instrument Number or by accessing Land Records Information at our website.

FREQUENTY ASKED QUESTIONS

The person that prepares a Certificate of Correction must be a licensed land surveyor, or someone who is licensed to practice land surveying, in the state of California.
A registered Civil Engineer can only prepare an easement document if they were licensed prior to 1982 or if they also hold a separate land surveyor license in California.
Through Epic-LA, by clicking on Plans (click on All), then search for the appropriate type of document to be processed (Certificate of Correction) and click on Apply to get to the application form.
Public Works staff will deliver the Certificate of Correction to the Registrar-Recorder / County Clerk’s office for recording.
In this case, submit the Certificate of Correction to the City for their review and approval and they will facilitate the recording of the document. After the Certificate of Correction is recorded, please return a PDF copy of it to Public Works so we can attach it to the back of the originally recorded final map at: https://pw.lacounty.gov/sur/landrecords/
No, a Certificate of Correction can be filed to make corrections that are allowed by Subdivision Map Act Section 66469. A Certificate of Compliance is a process by which the Department of Regional Planning can confirm if a parcel is a legal lot or not.
